At Looking To Rent we understand that every property is different and all of our packages can be tailored to suit your individual needs. Whether you are a buy to let investor, moving away and don’t want to sell your property, or are struggling to sell in today’s difficult market we can provide a service to suit your needs.

 

What’s included With Our Packages?

We offer 2 types of package; our full management package and our tenant finder package. Both of our packages can be tailored to suit you and we can find the perfect arrangement to make letting your property as easy as possible. Such as, if you want us to fully manage your property but would prefer to do your own repairs, just let us know. Or alternatively if you would prefer to manage your own property but don’t know a good plumber we are more than happy to recommend one of our own contractors.

FULL MANAGEMENT PACKAGE                              

What does full management mean?

Full management means that we take care of every detail for you. From advertising and finding the right tenant for your property right through to the final inspection when your tenant vacates, we aim to ensure that letting your property is as stress free as possible.

What does a full management package include?

A full management package is inclusive of every last detail. Throughout the process of letting your property Looking To Rent ensures that both you and your tenants needs are satisfied and that you and you property are kept up to date with all current legislation. Our package is inclusive of the following:

  • Initial meeting to provide you with all the information and advice on preparing your property.
  • Rental valuation based on our expertise of the local market.
  • Marketing images.
  • Listing on our own website.
  • Listing on up to 17 letting portals including Zoopla, S1 Homes and Lettingweb.
  • Inclusion in our property matching system with access to our database of prospective tenants.
  • To Let boards.
  • Accompanied viewings by one of our highly experienced agents.
  • Arrangement of the necessary safety certificates in keeping with current legislation
  • Complete tenant reference checks.
  • Preparation of legal documentation prior to the tenant moving into the property including Lease and AT5. We also prepare the necessary notices to end the tenancy.
  • Full photographic inventory.
  • Collection and monitoring of monthly rent payment.
  • Collection of deposit equal to the first month’s rent and access to My Deposit Scotland’s tenancy deposit scheme, in keeping with current Scottish legislation.
  • Periodic inspections throughout the tenancy.
  • Emergency out of hours service for your tenant in the event there is a problem.

TENANT FINDER PACKAGE

What is a tenant finder package?

Our tenant finder package is more suited to a landlord who would prefer to be involved with the letting process. Take advantage of our high quality marketing and let Looking To Rent find the perfect tenant for your property. Once we have fully checked out the prospective tenant and ensured that your property is ready to go, we hand back the reigns to you.

What does the tenant finder package include?

The full management package begins with a similar process to our full management package. However once we have found your new tenant, you become the tenant’s first point of contact for everything including rent payment and repairs.
